About Us
Remington Villas, located in eastern Jackson County, is a quiet, peaceful community, often referred to by many of its residents as "the best kept secret in Independence," not only because of the well-maintained lawns and beautiful single story, custom-built homes, but the friendly, caring people who live here. Planned social activities include monthly luncheons, a ladies' bunko group, an annual picnic, and Christmas-holiday party.
During the past few years, we have either had to cancel or cautiously plan for social gatherings as the pandemic and resulting variations of the COVID Virus have taken their toll and touched lives throughout the area, and within our own community. Last fall, we enjoyed our largest attended annual picnic with over seventy people!
Cudos to Social Chair Sherry Larson and all of her helpers. Weather permitting, impromptu soial gatherings may include a shout out to bring your favorite snacks and beverages and join other residents for a casual, outside social gathering at the west end cul-de-sac on E 19th Terr Ct S (near the benches). Of course, your human-friendly fur babies are also invited!
SOCIAL ACTIVITIES
The Social Committee (Chaired by Sherry Larson) is responsible for organizing the annual neighborhood picnic, monthly luncheons, holiday Christmas party, and other activities. We try provide a variety of opportuinities to socialize and get together with Villas friends and neighbors with various community activities and events, while respecting individual circumstances and those who prefer to retain their privacy.
If you are interested in joining or starting a book club, card club, quilting, or other group activity for either men or women, please contact the Communications Director for information. In the past, we have had Ladies' Bunco, Men's Breakfast, Ladies Coffee, and Bible study groups. Following COVID, together with a large number of new residents due to the completion Phase IV of our development, it has been more and more difficult to keep up with everyone the past few years. Getting together just for fun is a great way to become better acquainted and discover what a great neighborhood we live in!

Following her retirement as a health care administrator, three years ago, Sherry Larson became a full time caregiver for her parents, Don and Darlene Magers, who had built their retirement home in the Villas in 2003, and enjoyed being an integral part of our community for over 20 years before they passed at age 89 and 91, in 2021 and 2022. Sherry subsequently sold her home in Grain Valley and purchased her parents home to join our Remington Villas family, and has remodeled it to make it her own.
One of the best things about living in Remington Villas, are not things at all, but the beautiful people who share our little village. In this close-knit community, neighbors greet you with a smile or a wave, and welcome new residents to our Villas "family." The Communications Team (Paula Clyma and Lori Williams) work hard keeping everyone informed of upcoming activities or events and extend all an invitation to join us at monthly luncheons, the annual picnics, and other neighborhood gatherings.
As we learn of any special news, illness, or problems that our friends and neighbors may be encountering, we would like to include them on our caring and sharing list, and we hope you will please remember them in your thoughts, and prayers. A card or phone call from you might bring a smile, and help get them back on the road to recovery. (Please be sure and obtain permission prior to reporting anyone's name to include on this web site.)

HOA DUES AND SERVICES: (Updated 2/18/2025)
The full list of HOA Services is detailed in the "Declaration of Covenants, Conditions, and Restrictions of Remington Villas, P.U.D.", and is the final and complete document if anything outlined below is inconsistent or incomplete.
Services provided to all Residential Units:
· Lawn care (including weekly mowing, grass trimming, and blowing to clear debris from mowing/trimming)
· Lawn treatments (six treatments to fertilize and control weeds)
· Fall clean-up of fallen leaves
· Lawn sprinkler services (back-flow testing, spring start-up, and fall winterization)
· Snow removal (minimum of 2") of driveways and sidewalks; ice treatment (unless declined by HOA member)
· Trash & Recycling - trash pick-up weekly, recycling every other week
There are a variety of services the HOA covers for our Common Areas to ensure that our subdivision is well-maintained, including pond maintenance, tree trimming of trees located on common areas, lawn care, lighting and repairs.
It should be noted that all services (both for Residential Units as well as Common Areas) are assessed annually and approved by members at the Annual Business Meeting of the HOA Membership. Once the budget is approved, the assessment is set for the following year and is paid equally by all members. (The current annual assessment is $1,440.00; effective 01/01/2025.) Dues are billed quarterly. Services are not "a la carte", so HOA members may not opt in/out of the comprehensive list of services provided/approved.
NEIGHBORHOOD WATCH PROGRAM
The Neighborhood Watch Program (NWP), Chair: Tom Peterman
The NWP was established by the Independence Police Department (IPD) as a way for communities to participate in crime prevention and help keep their communities safe. Neighborhoods participating in the NWP must meet certain criteria, and have at least one representative present at the monthly meetings, which are typcally held the first Tuesday of each month at the police department. Since COVID, however, meeting have not been held in person.
We need resident volunteers to participate as a liasion(s) between our neighborhood and the Independence Police Department.
